Construction Guide at Green Dream Tulum
Distribution Plan
- Blue: Permitted area of 25% of the total lot for the development and construction of the project (including the access gap). The cutting of trees 30 cm in diameter and larger is prohibited.
- Red: preserved area with brush clearing allowed without tree cutting.
- Green: restriction area or green belt (5 meters in front, 5 meters in the back and 2 meters on the sides).
- Orange: Gap Gap for vehicular and pedestrian access.
The gap may be made at any frontal point, except for the two-meter lateral restrictions of the green belt, and will be considered as part of the 25% of the area allowed for construction of the project.
Pools and water bodies
- It is strictly forbidden to create artificial cenotes.
- It is forbidden to make dynamite explosions, which are used to create pools, bodies of water and in general.
- Swimming pools should preferably be built with natural systems, such as: salt pools. Biopools
- The pool area also has a clearing area.
Land Use
This is the particular purpose to which each of the lots may be dedicated. Single-family housing, one kitchen per property.

Boundary restrictions
Balconies and/or porches may be constructed on the front property line with a maximum width of 1.50 meters, without occupying the entire length of the property frontage and shall be subject to the approval of the Architectural Committee.
Each owner may build a perimeter fence at the limit of the Red preserved area, i.e. respecting the restricted area (green belt), this may be done within the perimeter of the construction area
Permeable surfaces
- Cleared areas without construction must be permeable. These areas may be paved only with materials that allow natural water filtration.
- The percentage of permeable surfaces must be at least 75% per Lot.
- The above requirements shall apply without exception to transfers and/or sales of properties, and these regulations are transmitted to future purchasers.
Review of projects
The Architectural Committee of Green Dream Tulum Fraccionamiento will review each architectural project individually and make any comments it deems necessary for the project. Each proposal will be specifically evaluated.
